Marley Park

DMB master-planned community in Surprise (opened ~2005) with parks linked by an Arbor Walk, Heritage Club / pool house for residents, and Marley Park Plaza retail nearby. Walkable elementary / Legacy Traditional campuses sit in the community per the developer.

Newer master-plan · Family

Asante

Newer Surprise master-planned area with active new-home builders (including Artisan at Asante). City events such as LIVE at Asante use the Asante Library campus — useful if you want newer homes near community programming.

Surprise Farms

Large established family community (Surprise Farms I / 1-A association cites ~1,003 homes between Cotton Lane and Loop 303, Bell to Greenway). HOA-managed; amenities and rules vary by village — read the association materials, not Facebook rumors.

55+ · Active adult

Sun City Grand / The Grand

Large 55+ active-adult community in Surprise (commonly still called Sun City Grand; current branding often “The Grand”). Expect age restrictions, club/golf lifestyle, and different HOA guest rules than family subdivisions.

  • Start research at the community’s official site (livegrandaz.com / Del Webb materials) and confirm age verification before you assume adult children can stay long-term.
  • Verify: monthly fees, golf memberships (if any), and resale vs new inventory.

Rancho Gabriela

Surprise HOA community (~2,200+ lots per association materials) with multiple parks and landscaped common areas. Good “established family subdivision” research target when you want something other than brand-new master-plans.

Neighbor city · Labeled

Nearby — not Surprise

Rancho Cabrillo (and related builder villages) sits in Peoria (85383), not Surprise city limits — even when West Valley search results blur the line. Peoria Unified schools and Peoria city services apply. We keep it labeled so buyers don’t mix jurisdictions.

  • Also nearby (labeled on Things to Do): Peoria, Glendale/Westgate, Goodyear, White Tanks (Waddell), Lake Pleasant area.
